What is IDX?

Internet Data eXchange is rules/technologies that allow MLS participants to give each other permission to display each other's listings on their web sites. Each participant giving this permission also receives reciprocal permission from other participants. If you are currently a Designated REALTORĀ®, you are already included in our IDX program. Designated REALTORSĀ® not wishing to participate can opt out of IDX by notifying GFLR in writing by regular mail, fax or email. If you choose to opt out, your listings will not be available to other participants and you will not be allowed IDX data. IDX is an evolving concept and additional issues and solutions may emerge as time goes by. GFLR has been reviewing the rules adopted by other Associations across the country and has made an effort to focus on our members' needs, while offering the most flexibility.

Making IDX Happen: Policies

The "heavy lifting" of IDX lies in creating the rules to make IDX happen. NAR has provided a framework for MLS's to establish their IDX rules, taking into consideration the local market circumstances and the needs of the MLS and its participants. The following four themes emerge:

Disclosure - making sure the consumer knows where data comes from and whether listings belong to the site-sponsoring broker.

Preventing branding confusion.

Respect for other brokers' listings - making sure that site-sponsoring brokers respect the data they receive from listing brokers.

Protection from Piracy - making sure third parties do not misappropriate MLS data and use it for unintended purposes. Wrapped around this broad issue is the question of control (maintaining MLS data integrity). Access to IDX , a subset of your copyrighted MLS database, may not be provided to any person or entity not expressly authorized such access under the MLS Rules.

IDX License Agreement.

This form must be completed and signed by each broker, agent (if applicable) and vendor operating the IDX website stated within this agreement and a separate form must be completed for each IDX website to be operated. Click here to download agreement.

Although many of these products do not contain all the Broward County MLS data, GFLR is proud to offer the majority of Broward County MLS data.
