Examples of MLS Data Errors

Bad or Incorrect Information in Address Fields

Some Agents input extra words next to the addresses of their listings to add appeal to their properties. Adding "bonus", "open house", "reduced" or other information to the address of a listing makes locating your listing in a search difficult thus, having the opposite affect. Note that City and Property ZIP are searchable field used by many consumers when searching for property using IDX websites.

Contact Information in Directions, Remarks, or Internet Remarks

The Remarks, Directions and Internet Remarks fields were specifically designed for the purpose of providing Potential Buyers with additional descriptive information ONLY on the property. By putting names, phone numbers, websites, email address and any other type of contact information, you could potentially lure a buyer away from their representing Realtor thus, committing a flagrant violation that is a fineable offense. Note: If you wish to communicate certain information to other Agents or Brokers, there is a new field named Broker Remarks that is specifically for this purpose.

Fair Housing Violation

Some Agents input extra words next to the addresses of their listings to add appeal to their properties. Adding "bonus", "open house", "reduced" or other information to the address of a listing makes locating your listing in a search difficult thus, having the opposite affect.
